A House and Land package combines purchasing a section of land with a pre-designed home, creating a straightforward route to owning a new property. Instead of buying land and then organising building separately, these packages offer a bundled solution, often with a fixed price and timeline.

A House & Land package combines everything into one fixed-price contract, so you know exactly what you're getting from day one.

It includes: a section already matched to a home design suited to its size, shape, and location; a fully built home (cladding, roofing, insulation, double glazing); interior finishes like flooring, linings, and paint; kitchen and bathroom fixtures and fittings; site works including earthworks, foundations, and connections for water, wastewater, and power; building consent and compliance management (we handle the paperwork and inspections); and a fixed-price build contract backed by NZ's best building guarantees, exclusive to Signature Homes. 

While a lot is bundled into a House & Land package, a few things are typically left out, often because they come down to personal preference. These are usually items such as landscaping, driveway and curtains.

It's always a good idea to ask upfront for a full breakdown of what's included, so you can plan accordingly. Signature Homes will clearly outline whether your House & Land package is all-inclusive and where it isn't, like with landscaping, it's usually because we want you to have the freedom to make that choice yourself.

Most banks ask for:

• 10% for owner-occupier builds (or sometimes 5% if you're a first-home buyer)
• 20% for investment builds
